Net sheet FAQ
Your seller net sheet questions, answered
What is a seller net sheet?
It’s my best estimate of the check you’ll receive at closing: your sale price minus commissions, title and escrow fees, your share of this year’s property taxes, any loan payoffs and the costs you agree to cover. I prepare one for every seller so we can compare offers side by side.
Who pays for the owner’s title policy in Texas?
In most North Texas sales the seller does, though it’s negotiable in the contract. The premium is set by the Texas Department of Insurance, so it’s the same at every title company — this calculator uses the rates that took effect March 1, 2026.
Why are property taxes on my net sheet?
Texas property taxes are paid at the end of the year, so at closing you credit the buyer for the days you owned the home — January 1 through the closing date. Use the annual amount on your tax statement; the Grayson Central Appraisal District and the Collin Central Appraisal District have it online.
How close will this be to my final number?
Close, but your final figures come from your lender’s payoff statement, your tax and HOA statements and the title company’s settlement statement. I update your seller net sheet with every offer, so there are no surprises at the closing table.
Can you prepare a net sheet for my home?
Absolutely. I’ll put one together with your real numbers, along with a free market analysis of what your home could sell for. Request your home value or send me a message.
