My specialties
Farm & Ranch
Working ranches, horse property and hobby farms in Fannin, Grayson and Lamar counties — priced and marketed by someone who speaks the language.

Why it matters
Local knowledge you can build on.
A farm or ranch is a home, a business and a way of life. Pricing one well means understanding water, fencing, improvements and how the land has been managed — not just price per acre.
I help buyers and sellers of cattle operations, horse property, hay meadows and recreational tracts across Fannin, Grayson and Lamar counties, and I bring in lenders, surveyors and appraisers who specialize in rural property.

What I check
The details that make or break a deal.
I check every one of these before my buyers make an offer — and have the answers ready when I list yours.

Ranch FAQ
Farm and ranch buying questions
How is a farm and ranch property priced?
By more than price per acre: water, fencing, improvements, soils and ag valuation all change the value. I compare recent rural sales, not subdivision homes.
Can I keep the ag exemption when I buy a farm and ranch?
Often, if the land stays in qualifying use — but you must apply with the appraisal district. Read my ag exemption guide.
Where can I learn about wildlife valuation?
Texas Parks and Wildlife publishes wildlife management guidance used for wildlife valuation.
Do you work with rural lenders?
Yes — I work with lenders who finance acreage, farm and ranch property, including Farm Credit lenders.
