My home baseWhere I live
“This is home. I raise my boys here, I cheer for the Panthers here and I’ve helped more Van Alstyne families than anywhere else. If you want small-town life without giving up the highway, start here.”— Shayla

Choosing a town
Rates change every year, and MUD or PID neighborhoods add more. Each community guide lists the current rates; the Texas Comptroller’s property tax pages explain how they’re set.
There are wonderful acreage opportunities throughout Fannin, Hunt, and Grayson Counties and beyond! Each area offers something a little different depending on what you’re looking for. Some buyers prioritize proximity to shopping and amenities, while others are looking for larger tracts of land, room for livestock, agricultural use, or a little more space and privacy.
I always recommend starting with your goals, budget, desired acreage, and how you plan to use the property. From there, we can narrow down the communities and properties that best fit your needs. See my land and acreage page for what I check on every tract.
TXschools.gov shows each district’s TEA rating. Always confirm the assigned campus for a specific address.
Yes — I plan driving tours around your budget and commute, so you can see three or four towns in an afternoon.
